River's Edge Property, Inc. (REP) is a HUD Section 811 housing project established to provide housing for very low income individuals with physical and developmental disabilities and chronic mental illness.

Nonprofit housing; Owner attached to Sitka Counseling

The program is referred to Section 811 after the federal legislation which authorizes the program

Six One-bedroom units; one reserved for the on-site resident manager

Must be 18 years of age or older to apply; Unit must be family’s sole residence

Maximum occupancy-REP limits the occupancy to two (2) individuals per unit

Head of household must have a permanent disability or chronic mental illness (handicapped), defined in 24 CFR 891.305
Please Note: A person whose sole impairment is alcoholism or drug addiction (i.e. who does not have a developmental disability, chronic mental illness, or physical disability that is the disabling condition required for eligibility in a particular project) will not be considered to be disabled for the purposes of the housing program

Disability verification must come from an appropriate professional (rehabilitation counselor, social worker, or licensed physician)

Have very low income; Tenant pays 30% of their income toward the rent

Multifamily Tax Subsidy Project Income Limits for Sitka – Income must fall below $29,050 annually (one person), two persons $33,200

Remainder of tenant's rent is subsidized by HUD, Project Rental Assistance Contract (PRAC)

A household does not need to have income to be eligible for assisted housing

No applicant will be denied on the basis of race, color, religion, sex, handicap, familial status, or national origin

We are not a section 8 housing program, nor do we accept section 8 vouchers
